RENTAL AGREEMENT 

 The apartment is considered reserved after receiving the required documentation and payment, corresponding to a monthly payment, the acceptance of the reservation is always subject to the acceptance of the profile by the owner of the property.

PAYMENT

Once you have received the appropriate documentation, you will receive instructions on how to make the various payments. Payment of the entire reservation must be made before the keys are handed over, either by credit card or by bank transfer:

 FIANZA - equivalent to 2 months' rent (Consult for stays of less than 3 months) 

 RENTAL OF THE MONTH IN COURSE- (if it accedes to the apartment during the month in course, it will only be charged the proportional part calculated from the date of entry, if this is previous to day 15 the proportional part of the first month will be charged, if the date of entry is posterior to day 15 of the month, it will be necessary to pay the proportional part of the first month + the totality of the second and the corresponding consumptions).

SERVICIOS DE ALQUILER – no reembolsables: (Los servicios de alquiler incluyen toda la gestión de su reserva y contrato, gestión de documentos en INCASOL, gestión de ITP, check in y check out en el piso así como la firma del contrato de alquiler correspondiente, incluyen también un gestor asignado durante toda su estancia y un servicio de atención telefónica para emergencias 24h al día 7 días a la semana)

  •  For bookings of less than 6 months = 1 month rental - 40% + VAT*.
  •  For bookings of more than 6 months = 1 month rental -20% + VAT*.

  •  In order to reserve the apartment the minimum amount corresponding to a monthly payment must be paid, being able to carry out, if it is considered opportune also, the total payment of the reserve that will include: Deposit (1 or 2 monthly payments, depending on the duration of the contract), Rental services (% of one monthly payment depending on the duration of the contract) 1st and 2nd month (or proportional parts) ITP (Transfer Tax).

TYPES OF CONTRACTS AVAILABLE

FIXED 
For bookings with confirmed arrival and departure dates. 

 Payment options: 

  •  Monthly - Payment will be made monthly by direct debit or transfer, and payment must be received by the third working day of each month. 
  • It is not possible to cancel or shorten the contract, otherwise a penalty corresponding to the 2 months deposit will be applied. 
  • 100% PREPAYMENT 
  • You can choose to pay for your entire stay, including the approximate cost of consumption. In case of cancellation, the prepaid amount will not be refunded. 

OPEN  

  • For reservations of 12 months with open departure dates.
  • Payment will be made monthly by direct debit or transfer, and payment must be received by the third working day of each month. 
  • In this case, you will have to inform us of your departure date during your stay. If you notify us less than 2 months in advance, you will be charged a penalty corresponding to the deposit of 2 months. If you give us 2 or more months notice, there will be no penalty. 

PAYMENT DETAILS

  • Payment will be made monthly directly by direct debit, bank transfer or credit card, and payment must be received by the third working day of each month. Any bank charges arising from rejected payments must be borne by the customer. All payments must clearly indicate the reservation number and the name of the client as it will appear in the rental contract. 
  • If the payment has not been received before the 10th of each month, a surcharge of 100€ will be applied to the monthly payment. 
  •  Conditioned to the value of the apartment. 2 or more months in advance, there will be no penalty.

CONSUMPTION

Consumption IS NOT INCLUDED in the rental of the apartment and will be calculated based on standard reference values and the surface area of the dwelling. The approximate minimum cost of consumption is as follows: 

 1  bedroom apartment - 90€/month 

 2  bedroom apartment - 150€/month 

 3  bedroom apartment - 200€/month

 apartment of 4 + bedrooms 250€/month 

This payment will have to be paid together with the monthly rent within the first 3 working days of each month. At the beginning of the stay, the reading of the corresponding meters will be taken. If you observe excessive consumption, you will be informed of the difference between the estimated consumption and the actual consumption. This amount must be paid as soon as possible. At the end of the stay, the readings will be compared and any difference will be charged. In some apartments, consumption will have to be paid at a fixed monthly rate. CONTRACT SIGNATURE

Once you have confirmed that the apartment is available for your stay and have received the corresponding documentation and payments, you will be asked to sign a contract with the rental conditions, which will include the duration of the stay, the costs involved and the terms and conditions of use of the apartment among others. The contract will be signed in the apartment when the keys are handed over if all the documentation and charges are up to date.

CANCELLATION POLICY

The cancellation policy depends on the type of contract chosen; however, in all cases, Rental Services will not be refundable. 

FIXED

  • Reservations with confirmed arrival and departure dates: 
  • - If you inform us less than 2 months in advance that you are cancelling part of your stay, you will be charged a monthly penalty. 
  • - If you inform us 2 or more months before arrival, you will be charged a penalty corresponding to 50% of a monthly fee. 
  • 100% PREPAYMENT 
  • If entry occurs after one month of booking: 
  • In case of cancellation of a pre-paid reservation, none of the pre-paid amounts will be refunded.

OPEN

  • Reservations of 1 - 12 months with flexible departure date for which an exact departure date has already been confirmed during the stay: 
  • - If you inform us less than 2 months in advance, you will be charged a penalty corresponding to 1 month's deposit. 
  • - If you notify us 2 or more months before departure, no penalty will be applied.
  • In case of cancellation of a pre-paid reservation, none of the pre-paid amounts will be refunded.

DEPOSIT 

It is necessary to pay a deposit equivalent to 2 months of rent or 1 month for stays of less than 3 months (subject to acceptance by the property), to ensure coverage of any damage caused to the apartment or its contents. By accepting our terms and conditions of use, you accept that any damage caused by you or any of your companions will be deducted from the deposit and that you will also be responsible for any damage whose amount exceeds the value of the deposit. 

The deposit will be refunded no later than 30 days after the end of the contract, provided that the client leaves the apartment clean and in good condition after final inspection. 

- Deposit Refund - Deposits will be refunded by bank transfer. If bank charges occur, they will be charged to the client.


ARRIVAL DAY

You will need to inform us in advance of your approximate arrival time so that we can schedule your check-in on the floor. Please keep your contact person informed of any changes or delays. 

 Your contact person will have your telephone number and e-mail address to contact you for information about your arrival time. You, on the other hand, will be able to communicate this information to us via e-mail or by calling the telephone number indicated for this purpose. 

The address of the apartment is clearly indicated on the reservation. 

 Your contact person will meet you at the apartment to give you the keys and provide you with all the information necessary for your stay as well as the signing of the contract. 

 Your apartment will be available from 15:00h; however, we will do our best to advance your check-in in case you arrive earlier. The keys will be handed over during office hours, from 10 a.m. to 6 p.m.


APARTMENT CLEANING

The apartment will be delivered clean and equipped with sheets for your stay.

The final cleaning is obligatory and its price is defined according to the size of the apartment. The amount of the cleaning will be confirmed when you make the reservation and will be deducted from the deposit at the end of your contract. 

During your stay you must respect local regulations and dispose of garbage properly. It is forbidden to leave rubbish bags in the apartment or in the common areas of the building.

The check in at the apartment and the delivery of keys are subject to the previous payment of the totality of the reservation and to the availability of the assigned manager.

NUMBER AND IDENTITY OF GUESTS

The number of guests must not exceed the legally permitted number in each apartment, except in the case of children under two years of age.

CONDUCT IN THE APARTMENT

We appreciate your collaboration in controlling the noise produced and keeping it at a reasonable level, both in the apartment and in the common areas of the building. Your apartment is located in a residential building with neighbors who get up early to work or study. Rest hours should therefore be respected. By signing the contract, you, the client, agree to behave in a responsible and correct manner on behalf of yourself and your companions.

RESPONSIBILITIES

Neither Atemporal nor the owner of the apartment shall be liable for any direct or indirect damage that may occur as a result of the client's use of the apartment, including damage or loss caused by fire, theft or criminal behaviour. All our apartments have insurance that covers damage caused by water, fire and civil liability, but does not cover the loss of personal belongings due to theft.
